How to tell when a boiler needs servicing or repair

Boilers rarely fail with warning — but most problems show clear signs first. Spotting those signs early saves time, prevents breakdowns on cold mornings and avoids unsafe situations. This guide explains the common symptoms of a failing boiler, the immediate checks you can do safely, and what to book next with a Gas Safe engineer.

Common signs your boiler needs attention

  • Unusual noises (kettling, banging or gurgling)

    • Why it matters: Limescale on the heat exchanger or sludge in the system can cause kettling; trapped air produces gurgling. Left alone, these issues reduce efficiency and can cause component failure.
    • What to do next: Turn the heating off and call for a diagnostic visit. A powerflush or a targeted repair (pump, valve, or heat exchanger descaling) is often needed.
  • Falling boiler pressure or frequent pressure loss

    • Why it matters: Low system pressure means poor circulation and cold radiators; it can point to a leak or a failing expansion vessel.
    • What to do next: Check the pressure gauge (usually 1–1.5 bar when cold). If the gauge is consistently low, book a service — we’ll find leaks, test the expansion vessel and top up safely if required.
  • Boiler not firing or locking out repeatedly

    • Why it matters: Regular lockouts can indicate ignition faults, a faulty PCB (control board), gas supply issues or blocked condensate drains.
    • What to do next: Reset once using the manufacturer’s procedure. If it locks out again, don’t repeatedly reset — call a Gas Safe engineer to diagnose and replace any failed components.
  • Radiators cold at the bottom or uneven heat

    • Why it matters: Sludge or trapped air causes cold spots; faulty thermostatic radiator valves (TRVs) can also be responsible.
    • What to do next: Bleed radiators first. If the problem persists, a powerflush or balancing by an engineer will restore even heat and system efficiency.
  • Visible leaks or damp near the boiler

    • Why it matters: Leaks can be from valves, pipework, the heat exchanger or the condensate outlet. Corrosion around the boiler must be checked promptly.
    • What to do next: Switch the boiler off and protect surrounding flooring. Call an engineer to locate and repair the leak; continuing to run a leaking boiler risks further damage.
  • Yellow or irregular burner flame, soot or black staining

    • Why it matters: A healthy gas flame should be blue. Yellowing or soot indicates incomplete combustion, which can produce carbon monoxide — an immediate safety risk.
    • What to do next: If you suspect incomplete combustion or smell gas, leave the property immediately and call the National Gas Emergency Service on 0800 111 999. If anyone feels unwell, call 999. Do not attempt repairs yourself.
  • Rising energy bills and poor performance

    • Why it matters: A drop in efficiency often precedes mechanical failure. Faulty thermostats, worn parts or a dirty heat exchanger reduce efficiency.
    • What to do next: Arrange a service. A thorough inspection and clean can restore performance, and manufacturer-accredited servicing can protect any extended warranty.

Immediate safety checks you can do (quick and safe)

  • Smell of gas: Get everyone out and call 0800 111 999.
  • Suspected carbon monoxide (headaches, dizziness, soot, yellow flame): Get out, get fresh air and call 999 if anyone is unwell. Don’t sleep in the property and don’t try to ventilate a flue-problem boiler yourself.
  • Boiler showing an error code: Note the code and switch the boiler off until an engineer attends.
  • Visible water leak: Turn the boiler off at the isolating switch and place a bowl under the leak; call a Gas Safe engineer.

An annual service by a Gas Safe engineer keeps the boiler safe and efficient, preserves manufacturer warranties (Worcester, Baxi) and catches wear before it becomes failure. During a service we check the burner and combustion, flue, safety devices, gas pressure, condensate trap, seals and look for corrosion. We then issue a service report you can keep for records and warranties.
